Overview of Report

The Steering Committee at its meeting on the 17 February 2010 resolved that the shade structure not be included as part of Phase 1 works.

 

 

Background

 

Council is committed to achieving an Australian Green building Rating (ABGR) of 4 with the redevelopment of the Civic Centre. An element of this commitment was the inclusion of the shade treatment to the western façade of the Civic Building.

 

The shade structure was never included in the initial Phase 1 tender documentation. It was always considered to be incorporated into the latter phases of the development. It is an integral component in Council achieving its overall goal.

 

Following the tender process for the Phase 1 works, it was considered that the savings made at that time would permit the shade structure to be funded from these savings. At the Steering Committee   meeting on the 15 October 2009, the estimated cost of the screen $243,311K was included in the overall budget of $12M for Phase 1.

 

Financial Implications

 

Unfortunately with the latent conditions and costs of variations it was resolved at the Steering Committee meeting on 17 February 2010 to delete the shade structure from the current Phase 1 works budget of $12M. It was considered that future funding of the structure could be possible through Section 94 contributions.

Conclusion

 

The shade structure has been deleted from the $12M Phase 1 budget of the project, however is still listed as a future Phase, subject to the availability of funding.
